A lot of our community wants to “make money with their money” in a passive way. There are ways to do this on the residential side and on the commercial side.
On the residential side you can “passively” invest in rental property as a landlord. But, having been landlords for over 20 years, we can tell you that it is not as passive as you think….
While we have some of the top property managers that take care of most items and while we don’t meet our tenants or hardly go to the properties because we have a system in place, that’s not how most people do it.
For us, scale is important and you can’t scale if you are doing it all yourself.
We can teach you how to create a scalable residential passive income business, but you’ll need to let go of the day to day so you can focus on finding the next deal to add to your portfolio while you let someone else manage the tenants, toilets and the things tenants put in toilets.
On the commercial side you can truly passively invest. It’s a pretty simple process, if you know what you are doing….
You find an active commercial real estate syndicator, talk to them about their deal, get their Private Placement Memorandum (PPM), sign their legal CYA documents, write a check, collect quarterly checks based on their success and hopefully, if everything goes well (repairs/value add, rent increases, expense decreases, occupancy increases, NOI improvements and a lot of market cycle luck – yes, luck is involved…), get your investment back in 3-5 years.
The luck part of the equation is what trips most people up. You never know exactly what the market is going to look like in 3-5 years.
Most investors assume it’ll look pretty much the same as it looks today, but that’s never the case. To mitigate this we always do a best case, worst case, most-likely case scenario analysis so we know what we are getting into from day one.
