We got started in residential real estate in 2003. One thing that has allowed us to stay "unemployable by choice” is our commitment to learning, changing and adapting based on new strategies, changing laws, rules, contracts and forms plus being students of the market and knowing when to adjust strategies based on market conditions.
Most investors are “One trick ponies” - they only use one investing strategy. When that strategy works, it usually works pretty well. But when there’s a change in the market, some times strategies need to be improved upon or abandoned.
The successful among us are not the ones who can master one strategy, but the ones who can adapt their business in real time (which is really hard in real estate investing) as the market is changing quickly. If you are not already using more than one strategy, you are behind the curve and you may not even know it yet. It usually smacks investors in the face quickly and then they feel lost.
